Mortgage Marketing Compliance

Important disclosures for MLOs using the YPNUS platform. Compliance is a shared responsibility — we've designed for it, but your review is always required.

⚠️ Primary Disclosure

YPNUS (operated by YPN Inc.) is NOT a licensed mortgage lender, mortgage broker, mortgage banker, or financial institution. YPNUS does not originate mortgage loans, provide mortgage advice, issue pre-approvals, quote interest rates, or make lending decisions. All YPNUS tools are marketing technology products for use by licensed mortgage professionals only.

🛡️ Platform Compliance Design

YPNUS AI tools are designed to produce mortgage marketing content that avoids common compliance violations. Specifically:

  • AI-generated content never quotes specific interest rates or APRs
  • AI-generated content never guarantees loan approval or specific loan terms
  • AI-generated content never makes income or asset representations on behalf of borrowers
  • All chatbot interactions include disclosures that YPNUS is a marketing tool, not a lender
  • LendPro AI calculations are estimates only and include mandatory disclaimer language

Your Compliance Obligations

RESPA (Real Estate Settlement Procedures Act)

Realtor co-marketing arrangements must comply with RESPA Section 8. Co-branded pages and shared marketing costs must reflect genuine business arrangements. Consult your compliance officer before activating the Realtor Co-Marketing Portal.

TILA / Regulation Z (Truth in Lending)

If you add any rate information to YPNUS-generated pages, Reg Z trigger terms apply (annual percentage rate, payment amount, etc.). YPNUS content does not include rate information by default. If you add it, required disclosures must accompany it.

FCRA (Fair Credit Reporting Act)

LendPro AI qualification estimates do not access credit bureaus and do not constitute a credit inquiry. No FCRA disclosures are triggered by LendPro AI. Full credit pulls require separate authorization and FCRA disclosures.

State Licensing Requirements

Mortgage marketing regulations vary by state. Your NMLS license governs what you can say, to whom, and in what format. YPNUS does not verify your license status. It is your responsibility to ensure all published content complies with your state's mortgage laws.

Equal Credit Opportunity Act (ECOA) / Fair Housing

All marketing content must comply with ECOA and Fair Housing Act requirements. YPNUS-generated content is designed to be neutral and non-discriminatory. Review all content to ensure compliance with fair lending requirements before publishing.

CAN-SPAM / TCPA

Email and SMS outreach generated by YPNUS tools must comply with CAN-SPAM and TCPA requirements. This includes proper opt-out mechanisms, sender identification, and consent for text message marketing. YPNUS does not send communications on your behalf — you control all distribution.

Add this disclosure to every YPNUS-generated SEO page, social media bio, and website footer. YPNUS includes a placeholder in all generated content — you must fill in your actual NMLS numbers.
